In my opinion, this tea house is suitable for breakfast. It has nice décor and a creative menu book. We visited twice, and the breakfast garnishes were quite impressive. On the downside, there aren’t many tables.

We tried the Pone Mhan tea, which had a nice balance of strength and sweetness—nothing overpowering. We also tried the Ceylon tea with Manai (slow‑steamed milk), which was rich, creamy, and wonderfully aromatic.

Zinmè Tea House has been my go to breakfast and lunch spot with family and friends ever since they opened in Chiang Mai. The atmosphere is always inviting clean and cozy, with slow Burmese melodies playing in the background that make every meal feel relaxing. The staff are friendly and helpful, and Auntie, the owner, always greets me like family whenever we meet. My all-time favorite dish here is the Burmese Mohinga it always hits perfectly and takes me back to my childhood in Myanmar. I’ve also enjoyed their curries, salads, and traditional Burmese tea. They are well-known for their La Phat Yay, and I especially love having it iced tea. something you rarely find in other restaurants. Even though I don’t live in Chiang Mai, Zinmè has become the very first place I go to eat whenever I visit. It’s amazing how Auntie has managed to keep the taste and service consistently excellent over the years. Every bite still feels like home, and that’s how authentic their food truly is. It’s a family-owned spot, not a big fancy restaurant, but that’s what makes it even more special. There’s also a quiet outdoor seating area at the back if you want a more peaceful meal. If you’re in Chiang Mai, this is definitely a must visit for authentic Burmese food and warm hospitality.

Great spot for a bit of remote work and good cups of tea, hot or cold. The chai here is quite nice and I also enjoyed the honey tea with lime. Friends and I enjoyed a light lunch of Burmese dishes including fermented tea leaves as well as some comfort foods from Myanmar. Good taste, beautiful presentation.

I’ve visited Zinmè Tea House countless times, and it continues to impress with its warm, inviting atmosphere and outstanding service. The staff are consistently friendly, respectful, and attentive, creating a genuinely welcoming experience every time. The somewhat cozy indoor space and relaxed outdoor seating make it an easy spot to enjoy a laid-back meal, though the back area can sometimes attract mosquitoes and be very uncomfortable on a hot day. The tea selection is extensive, offering nine varieties that range from strong and earthy to sweet and mellow. While I appreciate the effort and diversity, the flavor doesn’t fully capture the depth and boldness of traditional Myanmar tea that I once had in Burmese tea houses. Still, it’s an excellent place for tea lovers to explore new tastes. Great place for Burmese salads—they’re vibrant, flavorful, and a real highlight of the menu. However, consistency is key; when the kitchen is on point, the dishes are exceptional, but that quality should be steady across visits. The naan, however, dearly needs improvement—it tastes reheated rather than freshly baked, missing the softness and slight char that make it authentic. It would be remiss not to mention that the portion of the salad is highly inconsistent. Overall, Zinmè Tea House offers an authentic and welcoming Burmese dining experience backed by remarkable service. With a continued focus on consistency and refinement, it’s well on track to becoming one of Chiang Mai’s standout Burmese restaurants.
